This article is based on the research conducted during the first year of the Energ-Ethic project, financed by the Walloon Region – DGO4. It seeks to better understand the (Walloon) residential rental sector and to highlight the existence of diverging interests (“split incentives”) between the different protagonists in the field of energy renovation of housing. After an overview of the residential sector in Wallonia, as well as its rental segment, we will make a detour through (economic) theory to understand the issues related to these diverging interests. Then, we will expose the lines of thought seeking to reconcile the points of view in favour of better energy efficiency of rented housing.
